$12,000 · Legal 1 Year Marijuana Grow Licence investment opportunity

I've just been approved for a 1 year licence to grow marijuana for medical purposes, I have the space on my property to do it but need financial backing to actually guarantee I can take full advantage of the maximum number of plants. I've come up with the investment amount based on a years worth of hydro for the room, good quality equipment, Cost of clones etc. I'm not looking for an investor that needs to help with anything regarding the actual maintenance of the room but your more then welcome to come see the progress anytime. I've asked around about what a fair trade off is for that amount of an investment and I'd like to offer a 60% return, so for a $12,000 investment, I'd promise the full investment back PLUS $8,000 profit. Im willing to negeotiate a bit on the percentages, and Im asking for a year to 14 months to expect the full $20,000. But you would receive a payment every 3-5 months and then the balance (if there is a balance owed) paid by the end of our agreement date. I, myself have 8 years experience in growing but have never had the opportunity until now to do one of my own on such a large scale. I have pictures and product from a very small indoor grow I did so I can show you what to expect in regards to the product itself. And Im open to returning your investment/profit as partial product/cash or just cash etc. It may be a little overkill but i've done up a bit of a business/expense plan, based on todays hydro rates, cost of equipment, cost of replacing lightbulbs, the cost of everything to do with the growing. I've put in about a $1000-$1200 buffer amount in case hydro ran higher then planned or something is needed that we didnt plan for etc as I would rather plan for the unexpected then need more money down the road. All in All, Im just really a homebody as I suffer from intense chronic migraines and work from home. Marijuana is the only thing that has worked for me so Id love to do a few different strains and REALLY help the people who cant afford government prices which go as high (no pun intended lol) as 3x the normal "black market" price.
