The extra width makes a huge difference to the openness of the house versus a standard 8.5’ wide trailer. - The house is connected to the trailer with dozens of 4” Wurth screws (made in Europe), fastened from below so they can be easily tightened if needed. - 2x4 smart framing construction for reduced weight with equal stability. - A layer of galvanized steel sheets on top of the trailer = keeps out all rodents. - All walls have proper water proofing (Tyvek), rain screen, bug screen, and in-wall ventilation. - All four walls were professionally filled with 3.5” of closed-cell spray foam for maximum insulation, sound proofing and overall structural integrity. - The ceiling has 2” of spray foam plus 6” of rockwool insulation. - The floor has 6” of rockwool insulation plus 1.5” of EPS foam (no cold toes in the winter). - LP Smart siding and fascia. - Heavy duty Kynar metal roofing (copper colored) plus Roofnado ice & water underlay. - Argon filled double pane Milgard windows. - Blackout accordion blinds on windows and door that open up and down. - Externally mounted propane hot water on demand. - 9kw top of the line Fujitsu heat pump keeps the house at any temperature with ease, all year round (installed by Coastal Energy). - Lunos E2 HRV units that bring constant fresh air in while recapturing more than 90% of the heat (an HRV is essential for a small sealed house to prevent moisture build up and mold, and the Lunos are the best on the market). - Panasonic Whisper fan in the bathroom. Shower and bathroom walls are high end waterproof panels (from Europe). - Huge 3’x5’ walk-in glass shower with two showerheads (standard and rain heads). - Stacking front load washer and dryer. - All water lines under the house are heat taped. - Paperstone ¾” solid composite counters throughout. - Clear cedar ceiling and trim throughout. - White cork walls in main area. - Torley’s Everwood vinyl flooring throughout. - Velux skylight with solar-powered electronic opening/closing blind. - Ikea kitchen cabinets with white glossy Fardal doors. - Full size fridge/freezer. - 4 element glass cooktop and Breville Smart Oven Air. - Cyclone range hood. - Large custom designed 8’ Ikea Pax wardrobe with 5 modules including two large mirror doors to provide ample storage for clothing, shoes/coats, office eqiupment and more. - Perfectly sized small office area. - Multiple LED lighting systems, including under cabinet and mood lighting (all primary lights are on Lutron dimmers). - High end Adagio queen murphy bed/couch/bookshelf combo from Expand Furniture included in the sale (mattress not included). - Custom bar stools (4) from Expand Furniture included in the sale. - Delta faucetry in kitchen and bathroom. - Schlage keypad deadbolt means no keys are needed (you can use a key if needed). - The porch is constructed of treated lumber, cedar, metal stair risers, Timbertek decking and plexiglass, and is included in the sale (the porch will need to be re-constructed at your new site). - Siting platforms included (large paving stones, concrete blocks and wood).
